It all starts with the consultation between you and one of our Associates prior to listing your property.
Pre-Listing Consultation
Today’s home seller comes to the table with more information, expectations and oftentimes experience than ever before and our Associates anticipate this when they first meet with you at a pre-listing consultation. They want to hear your expectations and motivations about selling your home.
This is your opportunity to openly discuss price expectations, mortgage balances and how compensation in the real estate transaction works. Our Associates will come to the meeting with knowledge of current market conditions ready to discuss with you.
Our Associates will take a tour of your property and note the key factors of your home; inside and outside from the style to square footage and amenities to possible deficiencies.
Marketing Plan Presented
Once you have had an opportunity to meet with one of our Associates, they will prepare a complete Comparative Market Analysis for your property. It will include highlights of your home and compared to other properties in your area that have recently sold, are pending and your current competition of listings. You will be provided a recommended sales price, a net sheet and any enhancements that might be recommended for a stronger and quicker sale.
Listing the Property
Once you have decided to list your property with us, your Associate will continue to guide you through the steps to selling your home starting with the necessary paperwork and disclosures. If a point-of-sale inspection is required, your Associate will inform you and help with any details.
During the listing period, your Associate will be there to implement the plan to market your home and counsel you on any adjustments you may consider along the way, from staging, open houses to price adjustments.
Selling your home is more than a CMA and an open house. Your Associate is there for the offer presentation and negotiations on through the post-purchase steps to closing on your sale.
